If you are planning on developing your property in Lucayos, there are several stages at which you should contact and engage the LPOA Board. Under Bahamas law, ‘development’ includes removal of vegetation including underbrushing and clearance. Clearing your lot of all vegetation is not permitted in law, nor under the Lucayos covenants and Design Guidelines.

Please contact a member of the LPOA Board before you start underbrushing. We have included a guide to environmentally responsible underbrushing below. Before any clearance of your lot, you must have already submitted and got approval from both the LPOA Design Committee and the local Council planning permission.

Design Guidelines

Based on the covenants which bind all properties within our Sub-Division, the Design Guidelines ensure our community maintains its beauty and all our privacy. When the time comes to build, your plans must be submitted to the LPOA Design Board who will review them against the Design Guidelines. There is also a $2,500 fee which covers the cost of common road damage and increased wear and tear when you build. This should be submitted at the same time as your plans.
